Design + Build

Design-build is a method of project delivery in which one entity - the design-build team - works under a single contract with the project owner to provide design and construction services. One entity, one contract, one unified flow of work from initial concept through completion. Owners typically busy running their business and need a team, which allows for owners involvement to be efficient. Speed to completion and economical decision making are desired outcomes for the design-build process.

This process will have the following characteristics:

  • Architect is a part of the Contractors Team.
  • Majority of communication flows through the contractor.
  • Risk is carried by the contractor.
  • Delivery of a project can be fastracked.

Construction Management

Professional service that uses specialized, project management techniques to oversee the planning, design, and construction of a project, from its beginning to its end.

This process will have the following characteristics:

  • Our role will be to advise on construction processes and be a valued team member
  • Work with the team to understand construction fundamentals
  • Bring the project to fruition after design
  • Develope and identify methoeds to fast track a project

Design-Bid-Build

This process utilizes a method that has been around for years. It is seen as the most economical solution, but rarely is it the easiest means to a completed project. The project is usually designed to 100%, which in construction talk is 90% complete. That 10% is the risk that owner is willing to take a chance on. The project sucess is completely on the Architects and owners upfront decision making ability. Because the contract is written only what is drawn and specified, anything outside of that turns into points of contention. Thus, slowing down the process and creating a deeper financial burden for the owner. This process under utilizes the contractors experience and expertise to allow allow us to provide an exceptional experience.

This process will have the following characteristics:

  • Initial inadequat contractor involvement.
  • Slow to start process.
  • Greatest risk to the owner for not understanding the process and there needs till too late.
  • Contractor take a bare bone approach to win the work.
